We offer a la carte services to make great architecture accessible to more families and small communities. Strategy, feasibility, and direction are stand-alone services that can also be combined. Payments are partially—or entirely—deducted when you book additional services.

1 Hour Site Visit:
$150.00*
We meet you, listen to your needs, and provide general guidelines for your project.
Before we meet, we perform a basic site analysis to guide and help our conversation. We make general recommendations for your project during the meeting and generate as many ideas as possible. We will follow up with some resources and important considerations for your future development.
* This is a courtesy fee, as it is only a fraction of our usual hourly compensation. When you decide to move forward with additional services, you will receive full credit for the cost of the site visit.
Discovery Package:
Starts at $800.00*
The Discovery Package is ideal for early development when you need more information about possibilities. It will provide feasibility and a general project scope and direction. Based on information from the site and public regulatory agencies, we will develop a site and zoning analysis. The Discovery package provides a basic analysis. While it provides valuable information to start the project, it is a preliminary ideas phase and is not meant to include all the information that may impact the final project.
The Discovery Package includes:

1 to 2 hr on-site meeting within 15 miles of Culver City, California. We answer as many questions as possible and try to give you as much information and guidance within the scheduled time frame.

Basic zoning report, with a description of the suggested program, areas of opportunity, areas to be cautious about, and a plan of action.

Guidance on the preliminary budget and schedule.

Basic bubble sketches and diagrams. It will not include design, details nor permit/construction drawings.

30 min. follow -up virtual meeting to talk about findings and further recommendations.

5% discount on additional services (up to $500)
Direction
Schematic Design:
Projects over 500 sf: starts at $6,000
Projects below 500 sf: starts at $3,500
The Schematic design is ideal for exploring specific design and layout options. It is common to have many ideas or questions for future development. How do you know which one is the best? We explore various layouts and developments within a general construction budget to help you make the best decision for your specific needs. You can move forward with your project knowing that the route is best for you and your family.
The Schematic Design includes:

Discovery Package.

2 to 3 hand sketches to generate ideas.

Schematic architectural floor plan and one main elevation describing the general project.

1 hr meeting to review schematic drawings.

This service enables you to continue developing your project with Unfolding Lines or a third-party partner.

The schematic design drawings can be used to generate permit and construction drawings.

Full Architectural Services


Full Architectural Services:
Projects over 1,000 sf: Typical 6% to 15% of construction cost.
Projects below 1,000 sf: Typical 8% to 20% of construction cost.

This is our most comprehensive package. Full Architectural Services means we are not only your project's Architect but also your ally, advocate, and guide. We work with you since the beginning of the project to determine your goals and primary project directives. We guide you through the entire process. Designing your project and producing drawings is only a small part of your work. We make pertinent recommendations for materials and project guidelines. We coordinate permits and help you during the permit process. We coordinate with other engineers and project consultants and help you find them. We act as the orchestra director for the design process to obtain a well-coordinated and successful project. During construction, we provide site visits and answer contractor questions to help bring the dream we have created together to reality.

Submit plans to planning, and building and safety and oversee the permitting process. The owner pays all permit fees.

Site visits and design advice during the construction process
Our work is divided in 3 phases:
Strategy, Design-Detail, and Build.
These phases cover the steps from the initial idea and pre-design to construction administration and Project Delivery.
The first phase is the Strategy, the foundation, and the first step for our services. After that phase is concluded, you may opt to continue developing your project with us until completion or continue on your own.
This allows you to have a clear path and direction for your project, with some ideas to fall back in case you have a change of heart during the project development. Then, whether you decide to complete your project with us or not, you will have a clear strategy, goal, and plan of action.

This is the first step to identifying opportunities and constraints and developing a strategy and general action plan. This phase includes the initial consultation, programming, zoning analysis, feasibility, schematic design, and next steps outlines.
The goal for this phase is for you to have a clear path and a direction for your project. This is important to start establishing a construction and time budget. It is the roadmap for your development!
With a clear direction from the previous phase, we start developing the project, detailing, adding materials, and concentrating on the design. This is the main course; at the end, you will have construction documents and permit drawings.
This phase shows the design intent, details, specs, and the information needed to make it happen!
This is the construction phase.
Yes, having your architect involved during construction is to your best advantage.
At this point, we know the project well, and we stay around to answer questions from contractors and make recommendations based on the design intent.
Our goal? To see a smile on your face when you finally move in!
